Moonlight Mountain Home Market Update

Big Sky Montana: After the success of the Silvertip cabins there continues to be a frenzy of development in the Moonlight area with Ulerys Lake Cabins and Homestead Chalets. Construction began on theses units this summer. These new ski in / out neighborhoods are located in the trees off Jack Creek Road, just west of the roundabout. These units are selling quickly with a number under contract prior to completion.

Higher up on the mountain in the Moonlight Mountain Home and Cowboy Heaven neighborhood we are seeing steady demand. There were 5 Mountain Home sale in the last 12 months with prices ranging between $540 to $630 a square foot and there are currently 5 Mountain Homes listed for sale with asking prices between $1,195,000 for a lower Happy Trails unit to $1,645,000 for a Chalet on Silver Star Way. This is a price range between $540 to $640 per square foot for the higher properties with Mountain Homes on Happy Trails drive continuing to remain in the mid $400 per square foot range.

The Cowboy Heaven Cabins are seeing a steady increase in values as well. There were 2 sales in the last 12 months and another pending sale scheduled to close the end of November. The sales prices have been increasing from about $800 per square foot in February of 2016 to nearly $870 per square foot in April. The pending cabin is listed at over $1000 per square foot and the one active listing is listed at $1062 per square foot at $829,000.

The average time on the market for sold Mountain Homes and Cowboy Heaven Cabins is 180 days and the average sale price is just 5% off of asking price.
