August & September Real Estate Sales Ennis MT and the Madison Valley

Real Estate sales in Ennis MT and the Madison Valley real estate for August and September 2012 are up 10% over the number of sales in the same two month of 2011.  In the last 2 months Ennis real estate and the Madison Valley real estate have had 19 transactions close for a total sold value of $7,988,500.   As is typical with late summer and fall months, these sales have been at an average discount of 29% off of the asking price.  (total list price value of sold properties was $11,289,300)Ennis MT and the Madison Valley Real Estate sales

Of these Ennis Montana and Madison Valley sales there were 9 bare land sales and 10 residential sales.  This is a large uptick in bare land sales which had a very slow start to the year.   Ennis Homes sales have also had a broad price range.  The lowest priced home to sell in the Madison Valley in the last 2 months sold for $123,000, the highest priced home sale in Ennis and the Madison Valley was a large compound on over 100 acres that sold for $3,365,000, there was one other home sale over $1,000,000 in the last 2 months.

While the home sales numbers are often a lagging indicator in to the real estate activity in the area a good indication on a continued strong real estate market in the Ennis area is the number of pending sales.  Right now there are 16 real estate sales pending in Ennis and the Madison Valley.  Of these pending sales 6 are bare land, 9 are residential properties and 1 is commercial property.   Total list prices of the pending real estate transactions is $5,443,900.  All pending transactions at this time have a list price below $345,000 with the exception of one pending property priced at $2,995,000.
